Rules and Conditions for the posting of your own Leads
Between BMV Leads Network and associated businesses (the Seller) and the person or corporate body purchasing the lead (the Buyer) and the person or persons, who by continuing to brows this website are agreeing to be bound by our Privacy Policy and the following Terms and Conditions.
1) On your first visit to the site you will need to register as one of our associates and accept our Terms and Standards of Registration for Associates before you can purchase any property leads. This is because leads contain sensitive personal information which will not be passed to unregistered third parties. Also we will only accept applications to become associates from persons or corporate bodies who agree to maintain the same ethical standards of care that we maintain ourselves. You will only have to register once.
3) We try to telephone all vendors to confirm and qualify the status and authenticity of the lead. Where this is done it is listed as a qualified lead, and we will use our best endeavour's to negotiate a BMV price that is acceptable to the Vendor. This agreed price will be published with the lead sale details.However we can take no responsibility for information which has been taken in good faith from the vendor as part of our due diligence, nor can we give any warranty as to the accuracy of information provided by the Vendor by electronic means or over the telephone.
4) We are unable to confirm the accuracy of the lead details as the information has been supplied by the Vendor and accepted in good faith.
5) We are unable to confirm the accuracy of the Vendors asking price or the market value quoted by the Vendor and these should researched and confirmed by the lead Buyer.
6) We can not confirm any information given by the Vendor regarding their personal finances and no warranty is given as this has been taken in good faith.
7) Since we have no control over Vendors changing their minds or providing inaccurate information, we do not offer any refunds on that basis. However we do offer a free replacement lead of the same value if the telephone number provided is inaccurate and/or unobtainable. However as we attempt to telephone all Vendors to qualify the lead before placing it on the website the probability of this happening is slight as we do not market leads if the number is unobtainable or wrong.
8) Where we have listed comparable prices of properties sold in the area, these have been taken from information websites such as Right Move, Nethouseprices, Land Registery etc and are intended as a general guide. We can not accept any responsibility as to the accuracy of this information.
9) Each lead is sold exclusively to one Buyer at a time. We can not guarantee that the Vendor has not provided similar information to one of our competitors.
10) Full details of Leads purchased will automatically appear in the Manage Leads section of your account the next time that you log in.
11) When we receive confirmation of your payment the lead/s will be removed automatically from the website. In the unlikely event that the lead/s has been purchased twice or more in quick succession before the lead has been removed, then the matter will be resolved by the time that the lead was purchased by the first Buyer and subsequent buyers will be informed of the fact by email and their account will be credited with the refund immediately.
12) We will also confirm to the Vendor that the Buyer will be contacting them regarding an offer for their property and giving the Buyers contact details.
13) Our advertising states that we will pay the Vendors legal costs up to £500. Leads are bought by the Buyer on the understanding that the Buyer will honour this commitment.
14) This website does/may include links to other websites. These links are provided to either advertise the businesses and services of our carefully selected partners or to provide information on a series of subjects that may be of interest to our associates. Under no circumstances whatsoever do we accept any responsibility for the content accuracy, completeness or suitability of the contents these linked websites.
15) No information supplied in these particulars constitutes or forms part of a contract.
16) Neither BMV Leads Network or its associated businesses in the Ronan Property Services group are licensed Investment Advisor's or Estate Agents nor are they authorised by the Financial services Authority to provide financial or investment advice.
17) By purchasing any of our leads the Buyer accepts these Term and Conditions of Business, and the Terms of our Privacy policy in full.
